Who is the BoardWalk Inn best for?

Disney's BoardWalk Inn seen from outside
Average night
$713
Standard room sleeps

Quickest park
EPCOT, 8 min walk
Pools
7 / 10

The short answer

The BoardWalk ties for first of all 32 for under-fours and for adults, and scores 9 for ages 4 to 6. Only four resorts top both lists at once, and the reason here is the boardwalk right outside: four counter-service spots and four bars that work at 10am with a stroller and at 10pm without one. It's an 8-minute walk to EPCOT and a boat ride to Hollywood Studios. It costs about $713 a night, and the pool is honestly pretty ordinary.

Book it if: you want two parks without a bus, you have little kids, or you want somewhere to eat and drink at night that isn't a theme park.
Skip it if: the pool is the point of the trip. It scores 7 out of 10 against the Beach Club’s 10, two minutes’ walk away for about the same money.

Which room to ask for

Rooms open onto internal corridors with elevators throughout, so which floor you get matters less here than at the Values and Moderates. A request costs nothing and is never guaranteed: make it at booking, and again a day or two before you arrive.

Every measure, against the other 30

Disney does not set a height minimum on its resort waterslides, unlike the water parks. Riders go down one at a time and land in water deep enough to swim in, so the question is whether your child swims on their own, not how tall they are.

Rank is out of all 32 Disney resorts on that one measure. The park rows show the fastest route Disney actually runs, so a bus and a monorail are not scored the same even when the map says they are the same distance.

Where it wins

Tied for best on property for under-foursTied for the top score on property for under-fours. The boardwalk is flat, car-free and full of food a little kid will actually eat, and day to day that's worth more than a themed pool.
Tied for best on property for adultsTied for first: four bars, a dueling piano bar, four counter-service spots and a signature restaurant, all without transport. Only four resorts are top for both toddlers and adults, and this is one of them.
Two parks with no busAbout 8 minutes on foot to EPCOT’s International Gateway, scoring 8, and a boat to Hollywood Studios, scoring 6, with a 17-minute canal walk as the faster option.
Four counter-service spotsAgainst a site average of 1.5 quick-service places. With a toddler, getting food in 4 minutes at any hour matters more than a tasting menu.

Where it loses

The pool is ordinaryBelow the Beach Club’s 10 and around the property average of 7.1 out of 10. Luna Park is fine, and the clown-mouth slide spooks a certain kind of three-year-old.
The splash pads are below averageBelow the average of 7.6 out of 10. If afternoons at the pool are the plan, the Beach Club two minutes away does it far better.
Magic Kingdom is a busIt's a bus, the same problem as the whole EPCOT resort area.
The boardwalk is noisyIt's the resort’s best feature and its worst. Rooms facing it hear the street performers and the bars until late, and the quiet rooms face a parking lot.

What it costs

About $713 a night on average. The BoardWalk Villas next door average about $693 and share every restaurant, the pool and the walk, so the villa is both cheaper and bigger, which makes it the better booking whenever you can get one.

Across 53 check-in weeks, a night here ranged from $638 to $1053, a swing of 65%. The cheapest week checked in on July 5, 2027 and the priciest on December 28, 2026.

Room only, before tax, for a four night midweek stay for two adults, read from Disney on September 27, 2026.

What the BoardWalk is really like

The boardwalk is a public walkway, not a resort feature. Guests from the Beach Club, the Yacht Club, the Swan and the Dolphin all use it, so it's busy in the evening in a way the pool deck isn't.

Ask which way your room faces. Boardwalk-facing rooms get the view and the evening buzz of a public walkway, and rooms facing the other way are quieter and look at not much.

The walk to EPCOT is about 8 minutes, and the boat to Hollywood Studios is about 20 with the stops. The 17-minute canal walk to Hollywood Studios is a little quicker than the boat and hardly anyone does it, which makes it the quiet way home at park close.

Luna Park is the weak spot. It's a carnival-themed pool with the 200-foot Keister Coaster, and it's two minutes from Stormalong Bay at the Beach Club for about the same nightly rate. It's also closed for refurbishment from January 11 to April 2027, along with the play area and the pool bar, while the two leisure pools stay open.

Your family will rank this differently

Ages, budget, room size and which parks you are doing all change the answer. Resortings scores all 32 resorts against what your family actually needs, and tells you when not to spend the money.

Common questions

Who is the BoardWalk Inn best for?

Surprisingly often, it's a yes. It ties for first of all 32 for under-fours and for adults, which only four resorts manage, so it works for more kinds of trips than most. The exception is if the pool is the point, because it scores 7 against the Beach Club’s 10.

BoardWalk Inn or BoardWalk Villas?

The Villas. They average about $693 against $713, share the boardwalk, the pool and both park routes, and the rooms are bigger. There's no real reason to pick the Inn other than availability.

Can you walk to EPCOT from the BoardWalk?

Yes, about 8 minutes to the International Gateway, scoring 8 out of 10. The Beach Club is closer at about 5 minutes and scores 10. You can also walk to Hollywood Studios along the canal in about 17 minutes, which most guests don't realize.

Is the BoardWalk good for toddlers?

It ranks 1st of 32 for under-fours, tied for first on property. The reason isn't the pool, which is ordinary. It's the boardwalk itself: flat, car-free and lined with food, which is what really makes a day with a two-year-old work.

Is the BoardWalk noisy?

The boardwalk-facing rooms are, until late, because the street performers and the bars keep going into the evening. It's the resort’s main feature and its main complaint, so ask for a room away from the water if you have an early riser.
